@Grant Shipman, I will say, I have not explicitly seen anyone violate these rules (that I know of), but more commonly there are a lot of people who have comfort operating at the margins.I.e. compliance officers/attorneys that stop at the letter of the law may say: "investment manager X, you can advertise your company all you want.  

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story venue. 

Since then I have been able to also use family offices and hedge funds to get deals funded.

I have a few banks and family offices I've worked with for years that will definately do the deals with me. 

The challenge with S8 in this scenario is you always have a piano over your head and all a tenant has to do is call the code office to create an issue for you. 

I am a retail broker in DFW but our office has broker connections to Austin and its surrounding market. 

I am trying to understand how that dynamic may change if I was sponsored by a broker outside of our office.

Either that or gping with my other option of installing a bathroom on the second floor and including it with the garage as an office space.
