Only other thing I can think of that would constitute a structural mod would be if the floor of the garage needed to be raised and if it were to be done via framing vs overpour.

@Grayson Lynum Regarding Modular, I have gone down that rabbit hole several times, and what I found it, they are not cheaper, just faster, and they look like a modular, due to the transportation limitations, the rectangle box or Prow front on mods tend to have a stigma to buyers, also many of the finishes are very low end. if you site built a very basic rectangle with the same cheap finishes most mods come with, you will be financially better off. and they are not faster, typically from order to occupancy is 6-9 months, I did my last spec in 7 mo. its just not as much work on site, the time is waiting for the factory to get to your build. good luck!

House with Equity, Paying off arrears and creating a 2nd mortgage

Here's a casein FL - Seller in foreclosure has 120k principal @4%, Shes 10k in arrears, house is worth about 250k, good condition.She wants to stay at the house, but doesn't mind selling it if needed.She will likely not qualify for a loan mod at the moment, good amount of equity.She works in the medical field, just took sick and fell behind.I was thinking of offering to pay her 10K in arrears and creating a 2nd mortgage @ 10% interest.if she defaults, i can foreclose, as there is a bunch of equity there.any thoughts of a better scenario that i can make more of this situtation?

All monetary accounts had POD or beneficiaries listed (my sister and myself) We did not want our parents'names to be tarnished by not paying the yearly taxes and their names published in the local paper as not having done so.
