If you are open to all these things, I think a healthy mix of BRRRR, Flips and maybe a couple turnkey rentals in there - BRRRR is likely the best bet (if you have the time/energy) and can unemotionally pivot some to flips or deploy some capital on great turnkey deals as a secondary strategy

Over the years, I’ve witnessed both newbie and seasoned investors get misled by various players in the real estate game, from wholesalers to contractors, realtors, property managers.

An NFL player at 250 lbs is going to be a different fitness level than couch potato that weighs 250 lbs.

I don't go to any of these events personally its seems like its a circuit and you have basically all the same players on stage as experts I don't know how much anyone can get out of these events ( i have spoke at many in years past so i know you can only gloss over stuff).

If you can find a current broker to bring you along that's likely best, but just going to events like that will show you the players in your market.
