Normally, we would say no and wait until the end of the lease but due to the situation and hardships we would inspect for pets and pet damages.

He will be taking a leave of absence for the  year.Given the unforeseen nature of his health condition we would appreciate your assistance and consideration in addressing this situation.

To give you an idea of how we approach it, we assume the worst-case scenario right from the start is 9-12 months of no rent, $5,000 in legal fees, and an additional $5,000 in expenses to deal with moving their stuff, putting it in storage, and dealing with health code violations or NOV's from the city during the process. 

If you are following the rules then everything should be OK.This is no different than a health inspector visiting a restaurant.

Check the unit for pets.

Coming from a health care background and Not having any previous experience in Real Estate or sales, I am having trouble getting the Bio started.  

Probably they make it up in upcharges on maintenance repairs, or they will keep all your application fees, processing fees, tenant charges,pet fees and charges or make ready or something somewhere. 

Pets are not against the lease it's just that they're allowed upon approval with a deposit and I did not give approval.

I'm feeling for this guy and his wife's health.

As they are in their mod to late 70's and in declining health.
