A friend of mine had a similar journey - they turned their old home into a rental property and soon realized they loved managing tenants and exploring ways to add value.

However, one side fails to realize that by artificially constraining the lot rent of a community, the owner is perpetuating the community’s eventual demise.

I’ve met most of my partners through in-person events because it’s easier to get a feel for someone’s personality and long-term vision.

Some say we have to buy the house with them or we paid too little for the property and finally after going back and forth and submitting all our paper work and paying for appraisal they now tell us they didn’t realize that the property had so many bedrooms and they said they do not loan to properties with so many bedrooms.

And I don't think they're taking applications yet, but you'll likely have to apply in person.

Ultimately responsibly using leverage (both equity and debt), implementing systems and buying good assets with realizable equity  is how you scale while operating a sustainable real estate business.

And basically I’m just realizing I don’t know how to know if these are reasonable prices or not?

and soon realized that there was no aviable apartments in or around the same neighborhood for the price that they were looking for. if they wanted cheaper rent?

@Kasey Hardt very interesting,  didn't realize this was a pattern but even I've got friends that are getting recruited to the area for medical device startups etc, so could be a very interesting trend to watch.
