Have a vision for your life.

It’s awesome to see someone starting their real estate journey at such a young age with a clear vision and determination.

Especially if the house is in a bad shape, some don't have the vision to go past that and they are giving you a lower ARV.

Of course, easier said then done, and evictions and issues/extra expenses pop up, but if you keep the long term vision, it tends to build on itself quite nicely.

In any case, I share your vision and I'm currently undertaking a similar plan of action.

And when people get tunnel vision for lowest $ down, they tend to not give attention to the revenue generation of it, the operations, and that's a VERY dangerous combination of high leverage and not so-good revenue.
