I agree, being taxed as an S Corp saves lots of money from not having to pay the full SE tax.

Your non-passive income is subject to Self Employment (SE) tax and passive income is not.

Another big hurdle is not understanding how to reduce your SE taxes and how to use RE to wipe out the income tax.

I hope you are running as an S-Corp to save SE taxes.

I'm looking to get added to some wholesaler lists in SE & Central Wisconsin and wondering if anyone has any suggestions of people/companies I should reach out to. 

But many of our clients utilize our DSCR loans to purchase and re-finance long-term rentals (LTR) and we have to loan to an entity because it is a commercial loan per se, so that wouldn't be problem for us.

In a place like SE Michigan, we are lucky in that prices are low enough that you can find deals in solid neighborhoods that easily return well.

They have a big presence in the SE.
