A tall fence, tree, exterior paint can control a lot of things your guest see during their stay.

Your pictures do not paint a picture of what I'm looking at.There is a renovated 2bed/1bath right around the corner for $1,050 and it has a decent floorplan.

One of the REPS cases (I forget which off hand) they were basically like...petitioner states they spent 8 hours on X date supervising painters at the property and we find it highly unlikely that anyone would sit and watch paint dry for 8 hours. 

Jayden still is growing, snake is 6 foot.Next week is electrical, painting inside/outside, pour sidewalk and porch. 

That hard work includes making the investments that the current owner hasn't made (nicer kitchens, new flooring, fresh coat of paint, etc.), removing tenants and marketing to new tenants.

So if there is a fire due to natural cause, HOA insurance will cover the cost of exterior repair like painting the exterior walls.

Just recently I undertook to do some significant painting at two of the buildings and my wife offered to help me out.

The property seems to be in good shape and will requirecosmetic rehab.  5/3 house 2600 SQFTWe will need a new AC, Kitchen upgrade, bathroom upgrade, flooring, painting, andcarpet upstairs.  

Floors will get stained and refinished   Back yard and front yard will get freshened up along with a coat of paint for the facade.Budget is 20k

I'd like to meet the property management company and the business people(cleaning and handyman related) so I could paint a better picutre.Thank you for the info.
