Well there is this one obscure tactic if you live in a Red state that could work but for you it's easier to take a loan from the existing 401K to start investing in hard assets.If you are conservatively using prudent leverage and finding decent deals there is no reason you should not be able to retire in 10 years or less and thus negating the very reason for these accounts that you can't touch till you are old.When you have money in these accounts it sounds good that you are not taxed on gains but you are restricted from getting a Fannie Mae loan.

I would recommend getting a D&B report and trying to learn as much as you can about them and their history.Commercial leases, especially for NNN properties, tend to be more complex than those for residential or small commercial and can contain provisions that may seem obscure but that can have critical consequences (for example, a "kick-out" clause that allows a retail tenant to terminate a lease if it fails to meet certain revenue goals).

You can use a land trust to obscure the fact that you have transferred the property but from what I have read, you are still violating the Due on Transfer clause so if they discover it you may still be forced to remedy it or pay off the loan.I don't know about Mass but a quit claim shouldn't be more than a couple hundred bucks.
