In most single family zoned areas adding a single ADU is not a value add meaning it will not add more value than the hands off cost of the addition.  

The cherry on top is that he is always enthusiastic, and he truly seems to thrive off of helping and coaching others which is infectious. 

Your second point of most of the price appreciation is gone, I think is just off base.

Plus we had the money to pay one off if it got called and we did have a few get called ..
