It's called playing HARDBALL A lis pendens requires that a lawsuit be filed first, since the lis pendens is notice of the suit.Also, if the buyer is terminating the contract, then title to the property is not in play, so no lis pendens is possible.

If you can't find them to serve lawsuit papers on them, that is what the guardian ad litem and the newspaper notices are for.

So give another 12h notice to the tenant, drive there again and install.

The highest quality is drect from county records/courts/notices as soon as possible to the initiation of whatever lead it is(probate, pref, liens etc).
