In Chicago or San Antonio, it’s a similar hustle... you build the right relationships with smaller property managers who know local investor groups, and suddenly you’re the guy who can feed them deals they never thought they’d find on BiggerPockets alone.As for the fear of getting stuck with a contract, it happens less often when you’ve done your homework on the numbers and aren’t overselling some mediocre deal.

That's something I COULD do with a regular mortgage at the end of every month, but out of fear of not being able to get it back, I wouldn't.  

He's still very much in contact and reachable, but my biggest fear is that he will run or file some sort of Bankruptcy.

I have found impressive opportunities for flips and while searching for capital investors I am wary to shell out too much information on the project in fear of the potential investor taking my ideas and running with them. 

They are suffering from their own stupidity, being "over-leveraged", and the investor from greed/fear inducing a good old fashioned Bank RUN on them, which they don't of course have the funds to pay out without bankrupting themselves.

So I fear the unknown in NYC and don't touch it.
