Regarding property taxes, they were always high but it's one thing when a condo cost 150k in 2020 and that same exact condo is 350k now. 

I have 3 months of performance (so DSCR isn't an option.... unless there are DSCR options with only 3 months of performance) and the cabins are doing really well (top 1% for one and top 10% for the other) - even with the huge downswing in the market.

If you have a mortgage, you will have a monthly payment. 

Any chance you can increase rents or decrease costs a little get positive cashflow here? 

I have seen some not do this and the entire house was trashed and cost them thousands to remove everything. 

So, after closing costs I would need roughly 55k cash to bring to the table. 

You can produce 5X as much and keep costs under control. 

Rented for about $1250/month at the time. 

Sure it will cost a bit more but if the numbers work, the numbers work.

There are many duplexes around 200k here, thats a 1400 cost a month.
