sounds about right.And I'm new to this 'house hacking' term -no one in real estate (at least in Florida) uses it unless its a Bigger Pockets member or millennial, but from what I gather, to house hack is to buy a home and then rent out the bedrooms to offset your mortgage.

The neighborhood now is still unrecognized by many millennials and feels stagnant and I wish many of the older, rock-ribbed residents would realize that that needs to change to some degree.

Its in the Old Colorado City (some compare it to the next Denver or Portland with the "hipster"/millennial influx) with unobstructed views of the mountain range and Pikes Peak, which really drive up cost here.

PS - I know realtors who did not adapt to technology and are now having difficulty maintaining a portfolio of clients, especially millennials who want everything done electronically, etc.

Sadly, living in Manhattan and California all my early working years and through my 20's (ridiculous rents and millennial lifestyle...) has left me with little opportunity to save, let alone save anything remotely close enough to a downpayment in areas where studios and 1 bdrms start at well over half a million dollars...This being said, I'm very interested in learning as much as I can about real estate (especially on the smaller scale - such as SFH and perhaps duplexes...).

It isn’t all 🌽 and beans here, but there’s a thriving millennial market, aided by the population/demand of Drake University, Iowa State University, DMACC, Grand View, and Central College students, insurance market (one of the largest in nation, as seen in population of actuaries here, and Drake churns our pharmacists like no other due to their 6 year program), and the building of Facebook, Apple and Microsoft server centers around here due to nice tax breaks.
