I think many people and even investors can fall into the trap of raising their status of spending Every time they make a little bit more money.  

Even with super host status.

The very last part of my original question was whether I could transfer the 1031 status on this house that I'd want to move into to another rental I own?

Current status for first Airbnb:There's not much to update to be honest, I have been pretty successful for my first airbnb thus far. 

Since your husband is a first-time homebuyer and eligible for conventional financing, you might be able to use his status to buy a single-family property, live in it for a bit, and then turn it into a rental down the line.

I think that trend will be  nationwide, but I expect the rest of coastal florida(outside of primo Miami) to get a harsh correction. some cities (miami,san diego) created their own market that's hard to compare to other market because of the immigration pattern and status.

Now that the 90 day deadline has expired and we haven’t received certified equity nor an update informing note holders of their status, concern is definitely growing.
