You can spend your time in worse ways, like watching some silly movie. 

This is the fork where I'm not sure if I'd be good to get some CRE exp and invest in learning about how to review deals for the next 2-3 years, or focus on generating revenue for investment purposes and watch how things are done as a LP.My personality more aligns with networking, reaching out to people, connecting, navigating difficult situations and finding solutions that work.

Just shop around online, look for properties similar to yours, add them to favorites and watch them to see how long it takes for them to rent.

I’ve watched investors lose momentum by sticking to a single city’s slower regulations when a neighboring municipality was more open to new builds.

The way that I have done this in Costa Rica has been to bring in several partners on a high end luxury property who would like to own a part of a property that they can use and enjoy but that they don’t have to manage by themselves.Each of the properties that I own are at a million or higher or will be soon.

After watching some of the podcasts and reading posts I am set on starting my real estate journey utilizing the house hacking strategy.

There are a few things to watch for: if you are a nurse and work night shifts and your tenant has kids that make some noise, it may not be a good situation. 

.- Working a W2 as a firefighter, posting and consuming content- Leaving my W2 to dive deep into real estate investing and working as an agent... and still watching/posting content all while business was ok - Deleting social media apps (one have one on my phone that I use 10 minutes or less a day), diving deep into building my business and skills which have drastically increased due to pure focus and increasing my business significantly- moral of the story... focus on the things you need to do in business (dollar productive activities) and life experiences while reducing consumption will increase your success
