What are the logistics for carrying out a 1031 exchange?

It's gorgeous, but LOTS of logistical things to consider.- Titled land/property in desirable areas is not cheap, and you better know what you're doing if you're buying Right of Possession land

There are logistical reasons whey other lenders aren't here including the recording process, Puerto Rico's bond rating and lack of MLS / Comps.  

Any legal or logistics barriers that I should look out for??

My main concern are shared spaces like the pool and hot tub (turnoff for some renters), huge parties (when both are rented together), shared internet, logistics (multiple locks, parking, etc)Thanks for any insight!

You are going to loose out on a lot of income by doing this .If your cleaner cannot complete a same day turn - time for a new cleaner You would if you were running a 53 acre ranch in Texas with significant additional logistical requirements and maintenance needs (both expected and unexpected) beyond what an average short term rental requires.  

Those aren't going anywhere so there's a strong economic base but also looking at the city logistically it has all forms of transportation with a high volume of traffic coming through.

I currently live in the metro ATL area, but have history and ties in Charlotte and Chapel Hill (Both NC).For work, we focus on logistics, senior care, and manufacturing.

Best wishes i looked at the 3d printing  the machines are really expensive and the logistics can be pretty tough .. will not work well in super tight building lots or areas you need space for the machine and the big pile of sand :)  but on large lots and small acreage.. and the machine was I think 600 to 800k .. but then you own it..
