We decided to make a mini-working-vacation out of it and grabbed a STR outside of Blue Ridge. 

I'd look into the blue collar markets of PA, OH, and IND. 

Jay Hinrichs and the most hilarious thing is that on his Morris Invest podcast, when he addressed the question about why people look down on 40k duplexes, he attributed it to people being elitist snobs who "stick their nose up in the air" and have negative perceptions about "blue collar" neighborhoods.

Tons of people would die to have our U.S. blue passports.  

However, I would get an out of the blue phone call about once a month from someone saying that they'd put up some money if we wanted to go in on a property together.  

You don't look for distressed, or blue doors or any other BS indicator you just get interacting. 

White sands, blue-green water, loads of tourists. 

Lived in West Chester and also Blue Ash for a while.  

But if the blue sky materialized then repurchasing that equity could still turn into a win/win.

Especially in blue states, if you’ve gone through an eviction that generally takes multi months, it’s a clear indication of poor behavior in most instances.
