I hope that's not what is happening in this case, but even people who start out above board, too often come up with bad plans when trying to scramble to turn an investment around to cover up what went wrong.yup  happened to me to in the late 80s company I worked for a 1 b syndication company .. started leaking oil and instead of flushing the bad ones they started borrowing from the reserve accounts of the good ones and the whole house of cards went down and I was out of a job and within a year was logging in ORegon  :)

I had to replace the old laminate counter top in my LTR because the previous tenants had a coffee maker that leaked right where the diagonal seam was, and the water buckled the laminate over time.I had to put in a new laminate counter top because of time constraints.

If piti is $1100 and rents range from $1000 to $1200, conservative underwriting would use the lower of the rent range, we have $1100 rent - $1000 PITI - $120 PM  - $50 (vacancy) - $300 maintenance/cap ex - $50 misc (tax man, asset protection, book keeping, utilities that are not tenant responsibility such as for a slab leak, etc) is about negative $420/month.

Hi everyone, we are thinking of charging a monthly maintenance fee to cover our semiannual preventative maintenance inspections (where we check for leaks, clean the AC unit, replace the furnace filter, etc.) and also a once a year gutter cleaning.
