I'm still in the process of growing my portfolio, but have heard others 1031 all their smaller properties into a larger building and have a property management company manage, OR, set up a seller financing deal with another buyer that gives you the cash flow you desire. 

Just curious if they do all properties or just a larger property.

My plan is to buy a new house and rent my current residence out and then "sell up" into a larger property to get my start. 

Try connecting with smaller developers and they might be able to bring you on easier than a larger company would.

It’s not the most simple task unfortunately - definitely requires some technical skill.

Network in person, see if they have a publication where you can post your deals and what you are looking for, and if there is a larger annual conference for investors locally consider getting a vendor table to talk about your business and what you are looking for.
