If it is a larger bank/mortgage broker, you should be fine. 

I am willing to give up my profit in the deal to find a mentor.

We have only had to collect the overage one time and honestly, it is due to having a larger family in the home than we have had in the past.  

Currently I own a large real estate company and still get some great value out being in his inner circle of real estate operators.

This is perfectly fine if you are going to be living there a long time, but I see people who use a home as a stepping stool home to a larger home in future and make it very customized to their liking but then when try and sell it, it does not appeal to the masses.
