I'm currently looking into purchasing a property's who Pest and Organism Inspection Report from 3 years ago shows that it was infested with fungus in several locations - the kitchen counter, under the bathroom, the garage, and crawlspace.

As infested as all the furniture was, I should have drug it out to the back and burned it.

I had fancy UC Berkeley online library access, so I did what anyone in that position would do and read all the peer reviewed academic literature on bed bugs written by people with Ph.D after their name (including pre-modern remedies that worked & still work), and over the course of a few months eliminated the infestation myself - chemical free.

As far as I know, they aren’t as pervasive as termites, and don’t need treating (unless maybe you have an active infestation).

Bedbug laws address bedbug infestations in rental properties.

I spray because infestations are difficult to get rid of and me spraying helps keep that cost down. 

I had an applicant whose landlord verification came back showing that she had an infestation of bedbugs and roaches.

In the latest group we took over, existing tenants were traumatized by a recent bed-bug infestation (thank goodness the treatment appears to have been successful).
