that was 7 years ago though and inventory is much tighter now.yes on auctions - you often have to buy with incomplete or incorrect information, and so just very tough to do as your first or second deal.it sounds like you're doing some of the right things in terms of starting to build a network, but it's just very tough to act when you need to when you're out of state. 

Maybe my understanding of the situation is incorrect, and if so I will gladly stand corrected.  

For the most part I think they listen to trusted non experts that feed them incorrect information.  

Just because your inspector found these items doesn't mean he found them all.The simple fact that the foundation was incorrectly done, that leads me to suspect that there are many multitudes of issues within.

You trick yourself into believing that the old house just has some quirks that need some love, but then after a full rehab, the electrical concerns were reprimanded.

You don't want to serve a notice incorrectly and then go to court for eviction only to find out you did something wrong and now the whole process has to start over again. 

Only the incorrect portion would be unenforceable.

Therefore you are taking bad information and then interpreting it incorrectly which is double trouble.
