The formulas are tried and true They are used as a tool in educated decision making as opposed to emotional impulse.

I went to Home Depot went a little crazy and impulsed bought backsplash materials....

Or better still try restraining that impulse to post completely.

If someone does buy in normal day-to-day life, they do so at deeply discounted rates because someone who made an impulse buy under the high pressure tactics wants to unload it, often times because their maintenance fees were hiked up.

One is often impulse spending, the other is investing in yourself. 

It usually take some forethought to commit white collar crime, while a lot of other felonies are due to poor impulse control.

Anyway - all my rambling aside - hang in there, keep everyone posted with your progress, and most of all, don't give in to impulse to just do *something*; keep searching, hunting, and looking - and you'll find what you are looking for that meets your criteria.

At this moment in my life impulse is telling me to leverage & my gut feeling is telling me to stay patient for potential ALL cash deals as I build up from the rental income.
