If they do not get the mortgage to buy, they are up to the mercy of the Seller to evict or extend lease only or redo the lease option.Please do lease option for 1 year, with 2 x 12 month extensions.BTW, this technique of Lease Optioning then Assigning, is called Cooperative Assignment.These "CO OPs" can be done with Land Contracts as well.I like them for "skinny" deals.

Offer the note for as a down payment on the real estate you desire to own.same as #3, but ask the seller to take back some paper also (if not all of it) this is called "papering out"create a note again on one of your equities - sell the note for a cash discountmake an offer on the property you want subject to a 1031 exchange or subject to an outright sale of another propertyoffer one of your properties for sale with a deep discount (you'll have lots of interest) with an option to buy back in a few years (you get cash and have an option to buy your property back - buyer has your property and cash flow for a period of time plus a great yield on his investment)borrow on your home - use the proceed for cash flow real estatedon't buy - C O N T R O L the property you want with a skinny contract of sale - with the right to market and possession if it is vacant (do a little work and improvements) offer it for sale at price that will give you a nice profit - assign your contract for a profit.

Title company refuses to accept my notarized docs

I refuse.. flat out.. that stops them in their tracks.. then I tell them we have first American Fidelity WFG TIcor Chicago take your pic I have closers at each that you just send the docs there and you know my files skinny as they are I can pop in sign in 5 minutes and leave.. they run that up the flag pole and will comply.I fell for the mobile notary one time in NYC when I was at my daughters wedding and that cost me 350 bucks I about came unglued on that one.. never again nothing against those folks but I have all those title companies on one street 5 minutes from my home base.. and I know all the senior closers on first name basis so for ME and I know I am not one off but that's how I do it..
