Why does your official Facebook have no likes on it?

I've always found inventory rates (and how they've moved over time ie previous 1-2 years) to be the starting point for where a market's health is at.

Given this, proximity to employment has not been a concern for many people, which is what led to population declines in Washington D.C. during the Pandemic as well as other health and safety concerns.

The owner wants to sell for a 1031 exchange, and the property hasn’t been officially listed yet.

I’ve included a photo for reference of the kitchen which is the main attraction of the Mass home.Now I am looking to pursue REI long-term and am looking for tips on how those more experienced in the field have operationalized and scaled the property selection process.Our thinking for this first official investment is to either acquire a duplex/triplex and add our touch or acquire a single family where an ADU can be added.

For people that want to close and make it pretty/official/permitted/etc once they are owners, the question is "what is the cheapest way we can get this to pass an appraisal without the appraiser calling for a licensed/bonded/professional/whatever to fix things prior to closing?"
