I’m originally from the Bay Area myself and made the move out here a few years ago and couldn’t be happier.

You will be much happier in the long run.

Point here being: 1) you want it done right; 2) you do not want to be responsible for someone elses accidents; 3) You want to streamline your process (everyone is happier this way); and 4) you want to run your buisness as a business. 

Not only does that save you money on the item, but also installation/labor, and better "uptime" makes for a happier tenant, lower overhead and less headache.Want an example?

Clean it up, rent it at market rate, and you'll be much happier.

In my 25 years of doing HOA's, before getting on the happier side of life, I encountered very few in older HOA's, but they are out there.

I'm completely hands off and I couldn't be happier with the way that is working out. 

I've gotten a great mix of cashflow and appreciation over the years and couldn't be happier. 

I have a happier but embarrassed tenant who I helped figure out the deployed partner missed the disconnect notices and no service issue.
