I started this a little over 3 years ago now.I think thorough research, and data will help make educated decisions, and the real winner in this market is finding a mix of at least 2 of the four:  Off market discount, fixer upper, lowball on market offer, or seller financed/subto.Also if you are planning to do it in a populated area I also think its good to take on the idea of not cash flowing for a few years, and also considering air bnb if you want to reduce costs even more.

What is unit mix of 1/2/3 bedrooms?

Of course values fluctuate and this is over a long period of time.What LA and NY also have that other markets may not is high paying jobs mixed with no land to build more housing.

So far, I’m seeing a mix of fully updated and dated properties, but I’ll definitely double-check before making a move.And you’re spot on about Phoenix moving fast.

So I think you may be mixing apples and oranges.

I like Columbus for BRRRRs because of the mix of cash-flow and appreciation.

There's not a lot of markets where you get a great mix of both cash flow and appreciation but Columbus Ohio is one of them!
