I wanted to take a moment to introduce myself and thank everyone, in advance, for the wealth of information I've already gleaned and will continue to glean from this terrific community.I've begun my journey into real estate investing and am eager to start building my contact base, investment team, and find a market that suits my needs.

Maybe you should join the local business council there to glean more insight.I have friends that watch as people open up their first shop and then they come in 6 months later for a Subway and buy for 50% of build out cost for a discount.

Tons of great people to learn from and info to glean.

I don't know who's right and I'm hoping to glean some wisdom from the biggerpockets community on this one.

A couple  things I've gleaned from podcasts and forums, relating to guys like us.1.

I'm currently evaluating value add MF deals in Texasbased on what I can glean from my limited experience, sources of upside include:1. class c property with below market rents - potential to upgrade units and improve efficiencies to get to market rents2.  

Listen to the ones that fit your particular strategy first, but I have to say I have gleaned something from just about everyone of them.
