I am looking for more info and insight. is it a scam?

I want to make sure i dont get scammed out of $1,000's on my first big deal. thanks for any info. 

I wouldn’t go as far to say it’s a scam, but the amount they’re taking as a cut is unheard of in the industry. 

I don't know her story but it is possible she has a history of being scammed which is why she spends so much effort in spotting scams. 

The problem is there are so many scams out there selling used copies.

They have sent me a letter in the mail asking to buy my lot for almost double what the local values are so I'm not sure if this is a scam or just to good to be true.

Sometimes about romance or investment scams. 

The website 51west.properties also scores low on scam advisor ("owner is using a service to hide their identity, high number of suspicious websites on the server, registrar has a high % of spammers and fraud sites, website is (very) young, website appears to be hosted by a company with a bad reputation", all according to https://www.scamadviser.com/check-website/51west.properties...)Trust your instincts. 

These people are the ones scamming the system and the politicians are idiots to provide unemployed people with free money when a part of that money (50%) should be going directly to the landlord to keep tenants in place.
