They installed bidets without my permission and created plumbing issues so I had to pay for a plumber to come out several times, I've had to replace a frontdoor knob and deadbolt last month even after we rekeyed the home prior to them moving in, the garbage disposal blades were jammed so had to call a handyman, repaired a broken window which my property manager claims was broken prior to them moving in even though the repair was made 3 months after they moved in.

Garbage in = garbage out. 

I’ll do something different to find the same benefits even if its harder than just drinking some garbage water.  

Some of the stuff they do is absolute garbage.

@Addie Burchell first off, your starting with a fundamentally flawed framework, so as they say GIGO (Garbage-in, garbage-out), as in you will never get a correct output answer as long as input framework is flawed as it is here. 

I used to think AirDNA was garbage, but it's better than nothing.

If a tenant says I left it spotless and it is full of garbage 2 weeks later how do you know the tenant did it or if someone broke in and did it? 

You can spend $1,000 and save a lot of time and filtering garbage, or you save $1,000 but spend a lot of time filtering through many resources of garbage.At the end of the day, like any guru course or even a college degree: you will hopefully learn something.  

That's also the reality, arguably 50% of agents are just worthless garbage.
