@Jake Baker Love the approach of measuring the total offers that you send, if you know your strategy most of the time it is a numbers game no matter the condition of the market. 

I am playing a long game.

Good listings are a people game, not anything you have at the bottom of your post.

I'm now looking into having a title company do a comprehensive title search before officially putting in an offer. 

If you're going to need a mortgage, you're locked out of the game. 

If so, am I selling/transferring the title or am I just adding the entity to the title?

It could take years of sacrifice and saving to get into this game and most people don't want to wait that long.
