Be aware there is a reasonable chance your friendship could end if things go wrong. 

I had no clue what I was doing and lied to cover that up, it ended friendships, gave me a reputation among sellers and buyers, it was hard to make anything happen.

I will pay $50 more a month to keep friendship going, as long as the friend does not live there 24-7 permanently.

I'd hate to ruin a longtime friendship over this but things are not looking up and now I'm beginning to feel that if I did it the way I wanted to in the first place, this would've worked out and I would've been in financially ready to get a deal in Orlando by this time.
