We eventually replaced all the copper runs with Pex.We then found an old forgotten P-trap buried in a wall that also cracked & showed up when they moved the washer back to that drain. 

If I thought that way seven months ago, how does that influence the next seven months.Many forum posts are many months old, and only a few gets updated, but most are just forgotten unless there is an update on a old post. 

Some markets mulit family is all but forgotten about by anyone other than investors other markets people see the value and drive the demand higher. 

Since you don't own the asset yet, you shouldn't be discussing with tenants.One step that is sometimes forgotten is, once you have made a serious offer (your due diligence period), you should explicitly ask the seller ( as part of the offer) NOT to enter into another leasing agreement at prices/conditions not approved by you.

You have to stay in front of them or you will get forgotten.

An oft-forgotten part of the equation is not just the hassle in collecting rent but also whether you will be able to collect rent at all (when investing in C-/D areas).
