Who are your typical clients and how do they find you?

I'm a licensed Real estate agent and investor in the state of Texas, focusing on buying homes AS-IS, as well as helping clients list and sell properties.

However, over 90% of our exchange clients successfully complete their exchanges.

The clients we work with who have found success letting us help them find highest and best use of properties, then we manage them for a year, and then pull out 60-70% of their money, and do it again - rather than waiting several years for a home run hit. 

I helped a client purchase an SFH fixer with a detached garage.

Good point - At least in FL, since I am licensed I can pay to the other agent's broker legally.We pay the same regardless if it is an RE agent or not, i.e. we pay that same rate to friends, family, current clients, vendors, etc.

Institutional Borrowers (With In-House Capital Markets Team): We work with many institutional clients with 1,000's of units under management that have in-house capital markets teams.

Sometimes the repairs were a bit nit picky, but the clients were great.
