That said, $8k is a big nut so I'm really not quite sure if I will go with a private consultant on an hourly basis or go with them or some other form of coaching.  

You have to cast the fishing line over and over again until something bites. 

Plumbers are nuts. 

The essentials classes are  $2000, & if you add the advanced like fish & flip, multifamily, is another $6k.

@Robert Lum  you bet you can troll around a site like BP read their books listen to the pod cast of those that are successful and talk about their business's.. its inspiring and motivational.but if you really want to learn the nuts and bolts you need to get in the game.the best and least expensive way to do that is to simply take a pre license course in your state.. learn the laws ( the real laws not the BS that is talk about on line).. terminology etc. then go to work with a brokerage in the aspect of Real estate that interest  you.. there you will get REAL training by those that are successful you get on a team.. you get paid as you learn.

My wife had $25,000 available credit with $2,500 charge to it and her credit was actually better because she was only at 10% which is nuts but how it works.

I believe the new President will kill the EV mandate . ya I am a Tesla fan boy first to admit it I have owned  5 of them and was going to buy the cybertruck but I really needed a gas vehicle to get back into the fishing areas out here in the west that are 100 miles literally or more back into BLM land National forest or State lands.
