My team personally has pivoted to more local affordable housing with local and county grants and incentives and we'll leave the more complex LIHTC deals to the big firms.  

Most everyone mentioned the weather and appreciation due to the weather making it so desirable to live there. 

As a retired CPA, I saw plenty of tax returns by these firms that clearly were done poorly. 

This is how it will all look.How much you can deduct yearly depends on what the professional firm told you how long the depreciation would be (5,7,15,39 years).

I work for a syndication firm and we've been getting our deals from brokers, but since it's the start of the new year.

They 30 year track record firm  may now be using social media to pitch their deals right alongside and perhaps even pursue the same transactions as the new age syndicators but the two groups are likely pursuing entirely different LP investors.

Those factors, and others, such as high prices in desirable markets, make finding a solid investment difficult.

I would anticipate it would depend on the level of detail you desired but it has been my experience that the will do free estimates.

The key difference, though, was he spent months carefully getting to know the local architecs, reputable builders, and even a couple of niche design firms that specialize in modern builds for mid- to high-end buyers.
