Agents just tell the buyer's to put the highest price possible, even exploding offers and sometimes large DDs.

Fantastic street.I have been focused on finding something before the market explodes again. 

We get a call at 10pm on a weds night from a tenant saying that the radiator in their master bathroom has exploded open and is gushing water.

The whole downtown is exploding right now.

In 10 years that area has exploded.

Hopefully the seller is paying the garbage and water because once you buy the park and bill that back to the residents your CAP rate explodes as does the value of your park. 

That area has exploded with growth.

Seems like certain states have exploded in recent years from migration.

I see new developments in my area all the time my neighborhood has exploded in growth and I’ve stood by and haven’t taken the opportunity to use that as a footing.

Find one you like and run with it, but become familiar with the lingo so you're able to converse with someone else that uses a different favorite flavor of investment criteria when they're evaluating deals.Hopefully I didn't just muddy the waters - or make your head explode!
