I'm not sure I can copy and paste my Excel spreadsheet, so i will approximate the numbers here.Strategy:Take a Home Equity Loan (second) on our primary @ 5%.Pay off existing HELOC (variable, at 7.5% now), use remainder ($120k) to buy the land (plus 30k of our own cash).

This will be for my excellent service as a landlord.Just like a restaurant does when you have a party of 8 or more - they add a mandatory tip.Doubt there will be any laws against this, at least initially.

I'd break down residential real estate like this (definitely some subjectivity here):A class area= High year-over-year price appreciation, excellent public schools (elementary school ratings are the most correlated to higher real estate prices), little-to-no crime.
