For the 2-3 months of dry heat, (that most of us spend in the pool or at the lake) we get to enjoy 9-10 months of pure joyous weather without extreme rain, snow, hurricanes, tornados or any other extreme conditions. :)

I am an investor myself so I enjoy helping folks launch or scale their investment portfolio! 

We are both analytical and enjoy working with numbers.  

Additionally, Gilbert and Chandler have emerged as strong markets for short-term rentals, benefiting from a combination of year-round tourism, a family-friendly atmosphere, and proximity to major attractions.

If you get help and look in the right locations, you can make the numbers work and still enjoy the property with your family.

Perhaps if your partner was a general contractor or handyman type there may be some merit there to reduce costs / increase profitability.If your partner enjoys deal sourcing, a better move might be for him to become an agent - so he could legally collect commissions from finding deals and managing properties for multiple people. 

This can be especially appealing for those who enjoy traveling or seeking occasional getaways.

So I am less concerned with that one at least for the time.I enjoy researching many things and solving complicated problems, but figuring this out has not been one of them.

I personally learned I enjoy local investing in residential properties.

That may be a little too aggressive but I do enjoy landlord friendly states as opposed to the tenant friendly ones.
