I'm super curious if anyone else has encountered this issue...We are RE investors in Denver - we've got 3 investment properties (or 5 doors).

The other is a non-traditional offering (higher risk and ideally higher return that even with some large issues seems likely to hit the high returns and is very frank about the problems they have encountered).  

Over the last 16+ years of working with investors and property managers, I have encountered only two with this skill.You can identify a tenant segment with a high concentration of reliable people through property manager interviews.

We have a party ordinance by the town with stickers on the door after the first violation and escalating fines by the town in addition to anything I put in my lease.

Based on my analysis, a good amount of the multi-family properties for sale within Blue Island would seem to cash-flow, but the sticker price on some of these properties seems too good to be true.
