It's easy for me to get lost in the grind or to focus on goals instead of progress so I'm glad that I took this moment to remember where it all started and that was with a gamble on this one property that has paid off ever since.

I've done one LLC in Illinois and it was easy: $75 to the state, one web form, draft up some routine procedural docs etc. 

This has got to be easy street buying tax liens and deeds.VIRTUAL wholesaling, VIRTUAL tax lien investing, VIRTUAL auction bidding…..REAL BANKRUPTCY! 

Also, I would look at rental rates to property values to determine if any areas are around the 1% rule.

You may want to find a good agent in the southern NH area as I'm hearing that market is prime for investment with people moving up from MA, but your other markets might be just as solid.Also, since you're already an agent, it's pretty easy to get your reciprocal license for NH or RI.

I found it fairly easy to learn and setup as you scale employees. 

However, there is no way to do so without risk.The Internal Revenue Services issues three (3) Private Letter Rulings (PLRs) that allowed the taxpayers to do just this.
