You have a lot of properties around the colleges as well that can be rented to students or since its next to a couple of Hospitals the Nurses, Doctors, and other medical staff pay good rents.

Basically, they do not want lawyers to deduct the cost of law school and doctors to deduct their medical school - which sort of makes sense. 

It's relatively easy to doctor paycheck stubs and W2s and make it look legit. 

If you have any sort of injury you suffered from the military, GO TO THE DOCTOR and document it.

He is now out of the hospital and wanting to return to the property due to it being only about 3 blocks from the medical district where he has his doctors and does his breathing treatments.I can request proof of his admittance and wife's admittance if need be but I believe what he is saying is legit. 

I would also take a listen to the BP podcast episode 780 with Jesse Vasquez he's got a great approach to MTRs and targeting traveling nurses and doctors. 

I'm not sure how much of that is going on right now, but I'm sure there are always traveling nurses and doctors coming into this area that need short term housing.A lot, of property management companies will only do a minimum of one year leases, but I think there is good value to be had in the short term rental game, as long as you have a good strategy and a management company that is align with your vision.When I was leasing full-time, I used to get a lot of calls from insurance companies who have clients who's properties have been in a fire or some natural disaster and need short term housing, and they're also willing to pay a lot higher than market rent. 

Every now and again another tenant who is a respected doctor complains of marijuana smell coming through the walls.

I know I annoy them sometimes but it is kind of like your doctor pushing you to stop downing burgers and fries because it is affecting your physical health. 

She will be finishing up her doctorate and finding a job and I will be finishing up my degree and getting a better paying job (hopefully) in the next 6 months.
