If the departing primary residence will cashflow as a rental property, your DTI will be fine once it is correctly calculated, but your current go-to lender might not be fine when she or he learns that you ditched them for an investor-friendly lender that knows how to do basic REI DTI mortgage math. :)

Now according to the FEMA FIRM, this ditch and the land adjacent (the 2 houses described above) are in the 100-year floodplain (which i think is ridiculous bc we've had several floods exceeding the 100-year in my life and it has never over-topped...there are steep embankments on either side that help with flood conveyance).So, the neighbor is looking to sell off market and has given me the chance to offer.

Once I have the majority of my bookings coming direct, I can then ditch the subscription model and just go pay per booking with VRBO, and not be too dependent on them or AirBNB.
