For full protection, your mortgage company will likely still require you to carry a landlord or dwelling policy.

And if it were set up where everything went through a title company so the buyer pays the title company, they manage the buyer's loan (from me), and the title company ensures my mortgage is paid without my direct involvement... what parts of the transaction would feel risky or not worth the headache to you? 

I understand that it's unrealistic to expect anyone to treat your property with the same level of care you would, but the company we hired has been a NIGHTMARE.

One if you do not register your company as a foreign company you usually cannot file an answer in court if you are sued.
