There are two shades of 203k, no major overlays or differences in lender shops.

It looks great, it's a timeless neutral color, and it is a lighter shade than you have up there now so should have some heat reduction.

Get advice from a very good lawyer not a shade tree lawyer.

If you want to save the floor, sand to bare wood and have a decent floor guy blend a darker stain into the areas that can't be saved - *not* over the entire floor, which will just make those areas even darker.

If you were going with white or gray cabinets then your options are open and darker tones seem to be popular right now.  

Hello, we have a 190 home community and we have about 1.92 acres and we're wanting to put in a shaded tot lot and a dog park.

I do have lawyers I do have credentials I'm not a shade tree "Carpenter" I have a family & so does the guys who works with me or for me, want a continuous income.

The Behr  khaki might have been a hair darker than the spec home walls, but the other two looked dead on.  

bottom panel is a different shade of brown so I have to repaint the entire door unfortunately.    

I'm working with Peter Shade of Burns and Ellis right now and I really like him.
