Hello!As the post says I would love the opportunity to learn the ropes with an experienced investor/flipper. I'd be willing to put in some sweat equity to compensate for your time and training.

See if you could shadow a flipper during a project to learn how that process goes, learn to estimate rehab costs (this is valuable even if you don't plan to ever flip!!)

(Long time home owner but this would be my first rental so I'm on the edge of the diving board, looking down into that deep dark pool.) 

The information about basic real estate investing has been democratized for quite a while, and I can't imagine there are any deep dark secrets being shared there that will get you rich quickly. 

You should find out and learn more about it here OR find a mentor OR shadowing someone

That way, you get some of the equity for your participation, plus you get to shadow a syndicator through a deal.

@Kenton Guidry - start by reading this thread, including my posts there: Any help for a newbie wanting to start off a real estate adventureThere are plenty of people who do flipping - figure out a problem you can solve for them and they will gladly accept you to shadow them.

The role of a PM is to be your partner in managing your property, good partners communicate to each other constantly & never leave the other party in the dark.
