When all was said and done, the design firm cost me north of $100K in losses , some of which was caused by the drawn out design process resulting from being in the dark due to the forgery.

We have purchased notes for as little as $960.00 and as much as $50K, but for the average they have been around $15-20K each... all of those having made an average return of 150% in an average return time of 3-6 months...I'll take that over a kick in the pants and shot in the dark any day.M

It is not a really dark color but after installing darker floors in a previous house I prefer something lighter. 

What’s to stop me from joining the community right now, taking out as many gator loans as I can, and then going dark?

I think whenever you are getting advice from someone it's important to always consider the source to identify the incentives that person has to give a certain answer and how it colors their thoughts.

Be sure to use bright colors and strategic placement to your advantage to maximize exposure.Perhaps even more importantly, however, you’ll want to memorize the property’s details to answer any inquiries with an authoritative and confident voice.

You could technically just make an offer, but without prequalification, it’s a bit of a shot in the dark.
