I may be misremembering this next part, but I recall one of the RTR podcast episodes where he mentions that RTR keeps all the “10’s” and gives the “9’s, 8’s, and 7’s” to the customers.

Their customer service was poor.  

I ran my own custom proforma for a bank loan using the asking price that would generate a cap rate over 10% and CoC just under 20%.

We only disagree on what is basically a customer service issue.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

If you are a solo-preneur, you can tag another investor in the group to assist.We have action-plans and drips for investors to use for lead generation via call, text, email, door knock, driving for dollars Most of this is done out of the box versus heavy configuration and customization like other systems. 

I'm a very patient customer, so I just let it go, but then I saw the BP podcast was promoting them again.

- The tenant may be granted permission to customize the property such as painting the property to their liking or upgrading flooring or customizing bathrooms which can create more feelings of a sense of ownership in taking care of the property.- The rents are usually $100-$200 higher than the average rental amount which can create a higher monthly cashflow.- Tenant takes care of most of the fixes and repairs for the property, except for large ticket items that should have been taken care of before the tenant occupied the property.

Before making any decision, I would get a customized property evaluation by a local Realtor to determine the value of the property on both sides of the spectrum; sale OR rental. 

Since this is a post about our loan shop, I'll highlight that we are a small loan shop (30 employees), family-owned just trying to get more clients by placing their loans well and treating customers well.
