My guess solely looking at your numbers is that it's an older/distressed property which means you have to account for more costs in capex. 2nd thought being it's not in the best of neighborhood then you'd have to take into consideration lower quality tenants/ neighbors and maybe increase expected vacancy and late payments.

Best bet is to try local and credit unions, possibly may have some programs for better rates.

If you do not get that tax credit its usually not profitable. 

If It is a wholesale DSCR lender that also does TRID loans, they might require a bit more paperwork, such as a VOM, mortgage statements for properties currently owned, and credit supplements on mortgages on your credit report.

Both are digital-first banks with minimal fees, and Mercury in particular offers free domestic and international wire transfers for most account holders.
